Over 250 customers move into their designed and pre-planned homes each year — across Kentucky and far beyond.

What we’ve learned

The terror is not in the build. It’s in the drawings.

The problem

Cheap plans price a dream. They don’t build a home.

Stock plans get a number on the back of a napkin. Then permits come back rejected, the framer notices the beams don’t line up, and the mechanical contractor steals six inches from the master closet. Square footage disappears. Costs balloon.

  • Permit rejections that delay the slab pour
  • Sloppy or missing details that contractors guess at
  • Mechanical and structural systems that conflict on site
  • Budget blowouts no one saw on paper
Paul’s superpower

Drawings that protect your budget — before the slab is poured.

Paul has thirty years of operational excellence and a background in purchasing and estimating. Every plan that leaves the studio is detailed, code-compliant, and coordinated for the realities of bid and build.

How we draft a plan
How we work

Our drafting & design process.

Five phases, drawn in this order for thirty years. You see the work at every step — and you only proceed when the phase before is right.

The full process
STEP — 01

The Discover Meeting

We listen — to the shape of your days, your land, and your budget. We talk fees plainly and help you establish the ideas for your upcoming project. This is where our clients begin to understand why working with DiGiorgio Design is so important.

STEP — 02

Hand Sketch

A floor plan, drafted to scale by hand. Square footage worked out room by room. This is where the home actually takes shape — and where most of the meaningful decisions get made.

STEP — 03

Preliminary CAD

Sketch moves into CAD with a front elevation. We apply efficiency measures — framing logic, mechanical paths, common spans — and present alternates worth considering.

STEP — 04

Construction Documents

The full set develops: foundation, sections, electrical, mechanical, roof, details. A 30-year quality control checklist runs across every sheet. Structural review is performed on the load paths.

STEP — 05

Final Plans

We deliver a complete, coordinated set — drawn to be built. Permit-ready and bid-ready, with every detail resolved on paper so contractors can price confidently and the building department signs off on first review.

From a loyal partner

Paul is very articulate and straight to the point. He gets it. He understands it — the integrity of where the plan is going before we get a chance to get it on paper.
