From the Discover Meeting to a permit-ready set, most homes run six to ten weeks. Smaller cottages move faster; estates with structural complexity take longer. We give you a written schedule at the end of the Sketch Phase so the build calendar can be planned around it.
Yes. Every set is drafted to local codes, with structural framing and egress details called out on the drawings — not left to the contractor to interpret. We coordinate with your local jurisdiction's amendments before construction documents close.
Within a phase, revisions are part of the work — you're paying for us to find the right plan, not the first plan. If a change after a phase closes requires re-drafting earlier sheets, we'll quote that work plainly before we start. No surprise invoices.
Yes. While our studio is in Owensboro, Kentucky, we draft custom plans for clients across the country. The Discover Meeting can happen in our studio, on a video call, or — when the schedule allows — on your land. Wherever the home is going up, the drawings are coordinated to your local jurisdiction before construction documents close.
Stock plans are good for early estimates. They are not good for permitting, structural review, or coordinating mechanical systems on a real lot. The savings up front turn into change orders and lost square footage on site. Our plans are designed to be built — not just priced.
We don't take referral fees and we don't mark up subcontractors. When the construction set is final, we're happy to share which builders we've seen execute well from our drawings — and which scope items to ask about during bid.
