Hand Sketch
A floor plan, drafted to scale by hand. Square footage worked out room by room. This is where the home actually takes shape — and where most of the meaningful decisions get made.

Preliminary CAD
Sketch moves into CAD with a front elevation. We apply efficiency measures — framing logic, mechanical paths, common spans — and present alternates worth considering.

Construction Documents
The full set develops: foundation, sections, electrical, mechanical, roof, details. A 30-year quality control checklist runs across every sheet. Structural review is performed on the load paths.

Final Plans
We deliver a complete, coordinated set — drawn to be built. Permit-ready and bid-ready, with every detail resolved on paper so contractors can price confidently and the building department signs off on first review.

Cover Sheet & Foundation

Roof Plan
Pitches, ridges, valleys, and overhangs shown — framing logic worked out before bid.

Outlets, fixtures, and HVAC paths coordinated on paper, not on site.

Wall sections, eaves, stairs, trim profiles, and any custom condition the build requires.
