For Builders

An in-house design department, without the overhead.

Thirty years drafting residential plans for contractors across the country. Permit-ready on first submission, priced accurately on paper, and coordinated to the trades your crews already run. Bring us in on your next build — or on the next hundred.

Capacity, on demand

You already know what a bad set of drawings costs on the framing deck. Missing dimensions. Bearing walls in the wrong place. A permit desk sending it back with fifteen redlines. That's what we're paid to prevent.

DiGiorgio Design drafts custom and repeatable residential plans for builders nationwide — one-off dream homes, spec builds, developer twins, Homearama show homes. The same 30-year quality-control process runs on every set. Bring us in on a single project or as your standing draft partner. Same standard, either way.

Why builders keep coming back

Plans drawn to build — not just to price.

01

Plans that price accurately

Framing logic, mechanical paths, and common spans resolved on paper before bid. Your estimator prices from the drawings — not from assumption. Bids come in close to estimate; change orders stay rare.

02

Permit-ready on first submission

Every set is drafted to local codes, with structural, egress, and jurisdictional amendments called out on the sheets. Your permit clock starts on day one instead of the third revision.

03

A sheet set your crews can actually read

Every dimension, outlet, soffit and stair section explicit on the drawings. No phone calls from the framing deck. Your builder said it best: the cleanest set he had built from in fifteen years.

What you receive with every set

A full construction document set. Nothing left to interpretation.

Cover Sheet & Foundation

Site notes, code references, foundation plan with footings, beams, and slab details.

Floor Plans

Every level dimensioned to the inch. Door swings, fixture locations, and rough-in marked.

Elevations

All four sides drawn, materials called out, heights tied to grade.

Roof Plan

Pitches, ridges, valleys, and overhangs shown — framing logic worked out before bid.

Electrical

Outlets and fixtures coordinated on paper, not on site.

Details

Wall sections, eaves, stairs, trim profiles, and any custom condition the build requires.

How we work with your team

Five phases. Priced up front. Delivered on schedule.

01

Intake

Program, lot, and budget worked out in a single working session. We lock scope before pencil touches paper — no floating fees, no midstream surprises.

02

Sketch review

Hand-drafted floor plan and front elevation reviewed together. Alternates worth considering surfaced early, priced in words, moved forward or shelved.

03

CAD & structural pass

Sketch moves to CAD. Efficiency measures applied. Structural review is performed on the load paths — so what leaves the studio is engineered to build.

04

Coordinated construction set

Foundation, sections, electrical, mechanical, roof, and details. A 30-year QC checklist runs across every sheet. Rev cycles fold in cleanly.

05

Handoff to your team

Permit-ready. Bid-ready. Delivered as a full PDF and DWG set. On-call for one round of build-phase clarifications after — no billable-hour drip.

Nationwide · Code-compliant

Wherever the home is going up, the drawings are coordinated to your local jurisdiction.

Every set is drafted to local codes, with structural framing and egress details called out on the drawings — not left to the contractor to interpret. We coordinate to your jurisdiction’s amendments before construction documents close.

Our studio is in Owensboro, Kentucky. Our work sits on lots from the 30A coast to the Gulf, from Nashville to Nolin Lake, from Michigan to Mississippi. Same standard, every jurisdiction.

From a loyal partner

“Paul is very articulate and straight to the point. He gets it. He understands it — the integrity of where the plan is going before we get a chance to get it on paper.”

Questions builders ask first

Code, jurisdiction, and referrals.

Read the full FAQ

Are your plans code-compliant?

Yes. Every set is drafted to local codes, with details called out on the drawings — not left to the contractor to interpret. We coordinate with your local jurisdiction's requirements before construction documentation.

Do you work nationwide?

Yes. While our studio is in Owensboro, Kentucky, we draft custom plans for clients across the country. The Discover Meeting can happen in our studio, on a video call, or — when the schedule allows — on your land. Wherever the home is going up, the drawings are coordinated to your local jurisdiction before construction documents are finished & complete.

Will you help us pick a builder?

We don't take referral fees and we don't mark up subcontractors. When the construction set is final, we're happy to share which builders we've seen execute well from our drawings — and which scope items to ask about during bid.

A blueprint is a promise. We draw ours so the build can keep it.

One hour with Paul on your land or in the studio. We talk through your number, your needs, what a permit-ready set should be, and what the process involves. The consultation is free.
